Investigate over water related queries before buying your dream house

05:57

Water is an essential resource and there is no human existence without water. Henceforth it becomes extremely essential to check water related problems before buying the house of your dreams. A weak monsoon has burnt a hole in the water reservoirs of Bangalore and other parts of Karnataka are trapped in this situation. This has resulted a gap between the widening water supply and has increased the level of underground water shortage.

The water board scientists and the central government has pointed out that the undue utilization of the groundwater resource in some localities in Bangalore has stemmed a localized tension in the ground water levels. This has led to the lowering of the water table across the flat terrain and it has also degraded the quality of groundwater.

The experts are also confident enough about the descending quality of groundwater and have also clearly stated that the groundwater table is going down higher than 15 feet. All such lowering in the groundwater levels is due to the increased consumption of underground water.

Therefore due to such major issues of water crisis the consumers should be well aware of all the water related issues and also need to know what water related questions to ask before purchasing an apartment.

The article discusses some of the essential queries which the person needs to ask before investing in a residential apartment.

As the water table is depleting the number of bore wells become irrelevant. One should be aware of the developers who often quote that –“we are offering 4-5 bore wells for a small community with a depth of 1200 ft. this has no guarantee as the underground strength of the state is depleting continuously.

Before buying an apartment the potential buyers should also lay emphasis on the methods implemented for conservation of water, recycling and also methods like rain water harvesting.

The project has got the No Objection certificate from the Bangalore Water Supply and Sewerage Board. So now the development is in a full swing. The agreement still is pending which promises the supply of water to this project.

One should also check all the relevant documents just in case to check whether the developer has applied for proper residential water connection for the particular project.

Many of the residents living in various regions of the cities are facing water scarcity and this has resulted in taking help from the tankers in filling the water tanks at times of scarcity.

One should also be bothered about the depth and the volume of the tank so that the water scarcity could be handled at times of crises especially in Summers.

One should also be keen enough to ask for a photocopy of the application form and also the letters of inherit and also several approval documents.

If your builder says that he has not applied for a water connection it could mean a situation where in the BWSSB does not give new water connection and is a result of a macro planning. So one again needs to be extra careful.

Before settling all the amounts to be paid one should also ask for a separate water meter and while moving to an apartment also one should look in for an individual water meter in each apartment.

Following these simple way one will only pay as per the usage and not become liable to pay for the entire complex’s water usage.

  1. How to find the water resources, Is there any help from Government end. In apartments there are lack of water resources now a days. They should follow the basic principles like Rain water harvesting system.

  2. There should be Individual water supply line for each and every apartment. The above mentioned rules are very much essential rules in buying a property. In some locations there may be a chance of less land resources like water.

  3. There should be a strict law from the BBMP, like every flat should have Rain water harvesting system or any other system in which they can recycle the water. Because as per the survey in the coming years there will be a definite problem in water resources.

  4. Instead of considering how many number of bore wells in that apartment, Better to consider the facts like Recycling the water resources and using the rain water harvesting methods. Only few top builders will be having these type of facilities. I think better to choose in those particular builders.

    1. well said Narendra, Everybody knows there will be a lake of water resources in the future. So, the primary targets of the apartment should be recycling the used water or saving the rain water using the best harvesting techniques.

  5. None of them is checking whether that project is approved by Bangalore water supply board or not. Based on Earth water resources and kaveri water supply they will give permit to the Residential projects. There should be also a perfect rule like using water conservation techniques and recycling methods.

  7. A long journey is always starts with a single step and that single step has been initiate by dreamz infra by installing rain water harvesting technic in their every project. We all know day by day we are losing our preserved ground water and we need to protect this by recycling and rain water harvesting.

  8. If the project is under BBMP, then there will be a facility of Kaveri water, in other cases there will not be any Kaveri water , they has to depend on the Bore well water itself. Even we should inquire in by asking the near by project flats like water facility connection. Number of bores also should be more than two in the case of G+5 apartments. In my thought the building should also consists of Rain water harvesting technology.
